Chimney repointing and repair cost in Ireland

Pointing is the mortar between masonry units. Flaunching is the shaped mortar around chimney pots. Flashing is the weathering detail where stack meets roof. A cracked pot, leaning brickwork and staining on an upstairs ceiling may each call for a different repair. Water can travel before appearing indoors, so a stain near the chimney does not by itself prove which detail failed.[1][2]

• Photograph the internal stain and note whether it worsens after rain or after the fire is used.
• From the ground only, photograph any visible gaps, leaning pots or broken masonry.
• Tell the contractor whether the chimney serves an open fire, stove, boiler or no current appliance.
• Ask for photographs of the defect found during the safe inspection and of the completed repair.

Do not climb onto a roof to confirm the fault yourself. The HSA says work at height needs planning, competent people and suitable equipment. Ask the contractor how they will access the stack and protect people below.[3]

The Meath specialist's guide prices repointing at about €600-€1,500, re-flaunching and new pots at €350-€1,200, lead flashing renewal at €400-€1,200, and a stack rebuild from €1,500-€4,000+. It warns that scaffolding may be extra and more than one repair may be required. An Irish roofing guide gives a lower €400-€900 headline for common repointing/flashing work, illustrating why the actual included scope must be checked before comparing figures. A repointing price is not a rebuild price. If bricks are loose or a stack is moving, ask the contractor whether repointing alone will be durable and what structural work they recommend. Conversely, a quote for a complete rebuild should explain why localised repair is insufficient. An inspection may change the scope after safe access reveals hidden defects; agree how any variation will be priced and authorised.

A chimney is often at the highest, most exposed point of the roof. Height, roof pitch, a conservatory below, narrow side access and overhead obstacles affect how the contractor can work safely. Some jobs may be reachable from a suitable tower; others need full scaffolding. The access method must be selected for the actual site and included clearly in the quote rather than treated as an afterthought.[1][3]

If scaffolding is already planned for a roof or gutter project, ask whether combining works saves mobilisation cost. But do not authorise unrelated repairs simply because access is available. List every proposed item separately so you can choose what is needed and what can wait.

• Is the inspection and final repair access included in the stated total?
• Will a scaffold, tower or other platform be required, and who arranges it?
• Are protection and reinstatement for slates, gutters, paths or a conservatory roof included?
• How will debris be kept away from entrances, neighbours and parked cars?

Ask each contractor for a written description of what they saw, what will be removed, what will be repaired, and which materials they will use. Older brick or stone may need a compatible mortar and careful matching; a generic surface smear over loose joints is not equivalent to proper raking out and repointing. Ask who checks the flashings, flaunching, pots and adjacent roof coverings, even if the chosen repair is limited to one of those elements.[1]

• The affected stack and elevations, plus photographic evidence of the diagnosed fault.
• Extent and method of repointing, flaunching, pot work or brick replacement.
• Leadwork or alternative weathering details: exact area and whether existing flashings are retained.
• Scaffold or tower, waste removal, protection of roof coverings and making good indoors if quoted.
• Itemised price, VAT treatment, weather-dependent programme and any variation process.
• Insurance, relevant similar-work references, workmanship terms and final photos.

The CCPC recommends written quotes and agreement on the work, cost and payment terms before home improvement begins. If an active leak needs a temporary make-safe visit, ask for that to be priced separately from the permanent repair so an emergency visit does not silently become a larger contract.[4]

'We have staining on the upstairs ceiling beside a brick chimney in a two-storey semi-detached house in County Wexford. It appears after heavy rain, not when the stove is used. From ground level, the mortar on one side of the stack looks recessed; we cannot assess the flashing. The roof is pitched slate and there is a one-storey extension beneath part of the stack. Please inspect safely and quote separately for the diagnosed repair, including pointing, flaunching or flashing if needed; access equipment, protection, disposal, VAT and photos of the finished work. We are not requesting a full rebuild unless inspection shows why it is necessary.'

If a pot or brick appears unstable, keep people clear below and tell the contractor immediately. The first visit may need to make the area safe before a detailed permanent repair is priced.
