What does an insulated garden room cost in Ireland?

Ask for separate insulation details for the floor, walls and roof, not a generic claim that the room is 'insulated'. Look at the door and window specification, draught sealing, ventilation strategy and proposed heating. A small room with a large glass frontage may need careful shading and ventilation in summer as well as heating in winter.

The published supplier comparison explicitly distinguishes a basic shell from a finished building including insulation and electrics. Check whether the quoted electrical work includes the cable run from the house, trenching, consumer-unit work, sockets, lighting and certification. Do not assume a plug from the kitchen is a permanent power design for a detached room.[1]

• Obtain a dimensioned plan showing external footprint and usable internal floor space.
• List the base type, ground preparation, insulation build-up, cladding and roof covering.
• Ask for glazing, doors, ventilation, heat source and finished flooring as named items.
• Include safe site access, waste removal, delivery, VAT and making good the garden.
• Get a realistic timeline and a written handover and warranty list.

Waterford City & County Council says the domestic garden-structure exemption increased from 25 m² to 30 m² on 27 July 2026. For a qualifying structure, the combined area of it and other relevant structures must stay within the limit; at least 30 m² of private rear or side open space must remain. There are also location, height, finish and use conditions. A garden office or gym used incidentally to the house is not the same as a separate dwelling or overnight accommodation.[2]

Do not rely on supplier pages still quoting 25 m² or promising that every garden room is exempt. If your property is protected, in an Architectural Conservation Area or has an unusual layout, get specific advice. A Section 5 declaration asks the local authority to decide whether your defined scheme is exempt; planning exemption also does not remove applicable building and electrical safety obligations.[2][3]

Ask both bidders to price the same finished outcome. If one quotes a basic structure and the other quotes a painted, powered room on a new base, they are not competitors on equal terms. State who is responsible for design, base tolerances, trenching, final electrical certification and any planning submission. For a room intended as an office, include desk layout and enough sockets for the actual equipment.

Visit the spot after heavy rain. Standing water, a steep site or a narrow side passage can change foundation and installation methods. Photograph any drains, manholes or large tree roots and include them in the job brief. The contractor should confirm what can be known from a site visit and what remains provisional until ground is opened.

Example: 'We want a detached 4.5 m by 3 m garden office in County Cork for year-round daytime use. The site is a level lawn with about 1 m side access; power would come from the house roughly 20 m away. Please quote a complete, VAT-inclusive insulated and finished room including the base, doors/windows, ventilation, heating recommendation, electrical design and certification, flooring and waste removal. Show each item separately and flag any planning issue after a site visit.'

If you only need sheltered outdoor seating, compare the winter garden and veranda guides before paying for a fully finished building. Conversely, if you need a reliable work room throughout winter, do not order from a shell-only photograph without checking the finished specification.
