Misted double glazing repair cost in Ireland

Mist sealed between panes cannot be wiped from either face and suggests the insulated glass unit's edge seal has failed. A glazier may be able to measure and replace that unit while keeping a sound frame and sash. Moisture on the room side can instead be related to indoor humidity, ventilation, surface temperature or how the room is heated. Condensation on the outside face in some weather is a separate phenomenon and does not by itself prove a defect.

Check whether the opening is also draughty when closed, hard to latch, leaking rain at the frame or showing rotten timber or cracked uPVC. Those clues matter more than the age of the glass alone. Do not scrape off glazing beads or try to reseal a failed unit with household sealant; ask a glazier to inspect the frame, drainage and glass specification.

The window installer's €150-€250 plus VAT per-pane figure is a published example for a sealed-glass swap. Its full-window offer starts at €600 plus VAT fitted. Compare them only after checking which glass size and specification are being supplied, whether old glass is removed, and whether hinges, locks, seals or frame repairs are included. Large, shaped, toughened or laminated units can cost differently from a small ordinary pane.[1]

• One misted unit, sound frame and working hardware: ask for a measured sealed-unit replacement quote.
• Draughty or damaged frame: ask for frame or hardware repair, and a separate whole-window option if repair is not durable.
• Several failing windows: compare the complete project cost and performance rather than multiplying the cheapest single-pane price.
• Rain ingress: have the glazier identify whether water is entering at glass, seals, drainage or the surrounding wall before ordering anything.

Check the original installer or manufacturer paperwork first: a sealed unit still under warranty may have a different remedy. A quoted glass swap should identify the new unit's glass type, spacer and expected fit in the current frame. Do not assume a replacement pane upgrades the entire window's energy rating.

SEAI's current windows-and-doors grant is for qualifying replacement windows, not a routine glass-only repair in an existing frame. It lists fixed window-grant amounts by property type: €1,500 for an apartment, €1,800 for a mid-terrace home, €3,000 for a semi-detached or end-terrace home, and €4,000 for a detached home. Those amounts do not mean a one-pane glass swap receives a grant or that every whole-window project qualifies.[2]

The SEAI page says the home must have been built and occupied before 2011, have suitable attic and wall insulation, and replace existing glazing with windows meeting the scheme's performance requirement. A registered contractor and post-works BER are part of the process. SEAI says not all windows need to be replaced, but the grant can be paid only once per property and the after-works heat-loss requirement still applies. Normally obtain the grant offer before works begin; check SEAI's current published exception for eligible upgrades ordered or started since its January 2026 announcement rather than assuming backdated payment.[2]

If you are only fixing one failed pane for this winter, budget for the repair without a grant. If you are considering several new windows, ask an SEAI-registered contractor to verify the whole project's eligibility before including grant money in your comparison.[2]

• County, floor level, approximate visible glass width and height, and how many units are affected.
• Whether the mist is between panes or can be wiped from the room-side surface.
• Frame material and condition, opening type, any draught or rain leak, and any hardware fault.
• Photos taken from inside and outside where safe, including the entire window and the affected pane.
• Any known safety-glass requirement, unusually large pane, decorative glazing or previous warranty.
• Whether you want a glass-only quote, frame repair, or a separate full replacement proposal.

Do not rely on rough homeowner measurements as fabrication dimensions. The installer should take final measurements and confirm the required glass specification. Ask whether the quote covers site survey, fitting, disposal, making good, VAT and a workmanship or sealed-unit warranty. For an upper floor, establish how safe access is provided.

Example: 'One double-glazed casement pane in our County Kildare semi has mist trapped between the panes; we cannot wipe it off from either side. The uPVC frame closes properly and does not seem draughty. The visible glass is roughly 70 by 95 cm on the first floor. Please quote for a site measure and replacement sealed glass unit in the existing frame, including fitting, access, old-glass disposal and VAT. If you think the frame also needs work, please explain why and price it separately. Photos are attached.'

For a whole-window proposal, ask for the window's declared performance, frame and glass specification, ventilation and safety details, and whether the contractor is SEAI-registered for the grant route. Get the scope and final price in writing. The CCPC recommends checking the contractor and comparing written quotes before hiring for home-improvement work.[2][3]
